About the role

As a Leasing Executive at Mid Valley City Sdn Bhd, you will play a crucial role in the retail and property development operations of this prestigious shopping destination in Kuala Lumpur.

What you'll be doing

Conceptualization & Implementation of Leasing Plan

  • To assist in the conceptualization of leasing plans and strategies.
  • To assist in planning, organizing, monitoring, and the effective implementation of the leasing plan.
  • To constantly look out for the latest retail concepts, brands, products, and services and to continuously review the tenant mix to ensure relevancy and good fit with prevailing market conditions and leasing plans.
  • To search for new prospects.

Tenancy Negotiations & Confirmation

  • To vet and handle leasing inquiries and make necessary recommendations.
  • To undertake tenancy negotiations for new tenancies, renewals, or termination of tenancy, recommend terms and conditions as per the leasing plan and budget, and formalize letters of offer and agreements.
  • To assist in setting up an effective lease administration filing system, maintaining and updating all leasing records.
  • To administer and ensure adherence to lease terms and conditions by landlords and tenants.
  • To ensure that the details per tenancy agreements are fulfilled by the tenants prior to trading commencement (cessation of trading upon expiry), for example, payment of all deposits, completion of relevant documents, applications/approvals from relevant government agencies, vetting of design plan/layout.
  • To assist the Finance and Credit Control Department in administering timely rental payments by tenants and suggest methods of reducing trade debt.
  • To liaise closely with inter-departments for matters pertaining to fit-out, operations, security, promotions, building maintenance, and insurance.
  • To verify all bills and invoices incurred by the team before submitting for approval and payment action.
  • To liaise with appointed solicitors in legal issues pertaining to tenancy administration.

Tenancy Liaison

  • To develop and maintain good rapport with the tenants and attend to their complaints/problems on lease-related issues.
  • To conduct checks on tenants' outlets and liaise with tenants on follow-up matters such as sales submissions, accuracy of sales, timely payments, merchandise mix, operating hours, cleanliness, faulty furniture/fittings, staff services, etc.
  • To monitor and analyze tenants' sales and overall performance and recommend corrective measures for further improvement.
  • Maintain good rapport with the tenants and attend to their complaints/problems on lease related issues.

Fit-Out Coordination

  • To assist Fit-Out Department in coordinating fit-out matters including timely submission of renovation plans, drawings and perspective;
  • To facilitate the compliance of all technical requirement prior to the commencement of business by the tenants;
  • To witness the handover and vacant possession of Demised Premises according to the conditions stated in the Tenancy Agreement.

What we're looking for

  • At least Degree or Diploma in Marketing / Business Studies Management or relevant field.
  • Minimum 1 year of relevant experience.
  • Possess excellent interpersonal skills with good command of written and spoken English, Bahasa Malaysia.
  • We are seeking candidates proficient in Mandarin to effectively communicate with Mandarin-speaking clients.
  • Self-motivated and able to work under pressure with tight deadlines.
  • Good working knowledge of Malaysian Retail Market is an added advantage.

  • A good technical understanding and a willingness to learn new tools quickly.
  • A degree or diploma in Marketing, Communications, Public Relations or related field, or similar work experience.
  • Bonus points if you have experience in video production, video editing and photography.

Job Descriptions

  • Provides overall coordination on building maintenance.
  • Maintaining and upkeep all building services works.
  • Troubleshooting when there is failure.
  • Schedule daily work program.
  • Coordinates with inter-departments on Megamall’s upgrading works and tenants’ fit-out works.
  • Regular maintenance on Megamall’s common area to ensure the systems are in good condition and minimize the time taken for breakdown replacement.
  • Records and monitors maintenance and replacement works done for tenants.
  • Coordinates and supervises works carry out by contractors.
  • Organise, manage and supervise daily task to be perform by supervisors and technicians.
  • Prepare daily and monthly reports.
  • Execute or perform any task or assignment that may be assigned by the superior.

Job Requirements

  • Minimum Degree in Mechanical & Electrical with at least 1 year working experience in similar field or in construction field.
  • Fresh graduates are also encouraged to apply.
  • Experience in large shopping centres or business complexes have an added advantage.
  • Easily adapting to change of demand and requests.
  • Ability to organize and coordinates any events and preparing schedule.
  • Independent and possess good analytical skills.
  • Able to communicate clearly to any levels of people.
  • Physically fit to carry out the job as hands-on is needed.

Job Descriptions

  • To review existing building structures and other civil components, and propose upgrades and overall improvements to management.
  • To source for various suppliers, building materials & methods and implementation of proposed plans for management approval.
  • To coordinate design and planning work with various departments and external contractors.
  • To improve on the Standard Operation Procedures documentation for civil section.
  • To organize and coordinate multi-disciplinary construction upgrading works in the shopping malls and commercial offices.
  • Daily supervision to ensure works undertaken by contractors is executed in accordance to approved specifications and plan.
  • Verify product & material delivery to site and ensuring conformity of specifications and delivery schedules.
  • Prepare and submit daily reports for respective projects to management.
  • To undertake any other relevant project related assignments.

Job Requirements

  • A Diploma or Degree in Architecture / Project Management / Civil or M&E Engineering / Interior Design / Quantity Surveying / Building Surveying.
  • At least 2 – 5 years working experience in project / construction coordination and management / Fit Out.
  • Working experience in large shopping malls or commercial business complexes would be an added advantage.
  • Able to develop a good liaison relationship with various departments, consultants, vendors, and contractors.
  • High initiative, self-motivated, possess a strong drive and result-oriented.
  • Possess good technical vocabulary, interpersonal, and communication skills.
  • Able to work under pressure to produce the desired result within deadlines set.

Job Description

  • To monitor Touch N Go and Debit/ Credit Card transaction and collection.
  • To do reconciliation on Car Park Collection (Car Park System vs Settlement).
  • To investigate on abnormalities and following up on customer complaint.
  • To parking Discount Validation transaction reporting and unit tracking.
  • To audit on Car Park data integrity.
  • Periodically to do Car Park Tariff testing to ensure following standard requirement.
  • To support Special Assignment assigned by Manager and HOD.

Job requirements

  • At least SPM Level of education.
  • Minimum of 1 year working experience.
  • Good command in English and Malay.

Job Descriptions

  • Patrol assigned areas on foot or by vehicle to ensure the safety and security of the mall.
  • Monitor surveillance cameras and alarm systems to identify and respond to any security threats or suspicious activities.
  • Enforce mall rules and regulations to maintain order and prevent disturbances.
  • Provide excellent customer service by assisting patrons with directions, inquiries, and emergencies.
  • Respond promptly to incidents, accidents, and medical emergencies within the mall.
  • Collaborate with mall management, other security personnel, and law enforcement agencies as needed.
  • Prepare detailed incident reports and maintain accurate records of daily activities.

Job Requirements

  • Minimum SRP or SPM qualification.
  • Preferably with 2 years working experience in similar capacity.
  • Ex-Police or military personnel are encouraged to apply.
  • Prepared to perform shift work and weekends.
